Year-1 Rental Forecast
A first-year operating forecast under two scenarios (Average / Optimal occupancy). This is a forecast, not a guarantee — actual results depend on the rental operator, market conditions and property management agreement in force.
Figures shown are a Year-1 operating forecast provided by Lawang, not a guaranteed or historical return. ROI is calculated on the total investment (construction plus land) stated on each card; the land figure depends on the plot chosen. Management fee, maintenance and rental tax percentages are indicative and are confirmed in the rental-management agreement you sign; they may change.

Registered Title With Notarial Escrow vs. Informal Leasehold
Much of Bali's foreign-facing market runs on private, unregistered lease agreements with no escrow and no notarial oversight. At Palm Field you choose between two registered routes: Freehold (HGB) held through your own PT PMA (a foreign-owned Indonesian company), or Hak Sewa (long-term Indonesian lease tenure) in your own name if you buy without a company. Funds are held in a notarial escrow account until the agreed conditions are met — and neither route is Hak Milik, which Indonesian law reserves for Indonesian citizens.
Palm Field: registered title + escrowReservation and stage payments held in an escrow account managed by the notary, released against agreed conditions.
Common practice: informal leaseFunds paid directly to a private landowner or intermediary, with no third-party custody.
Palm Field: registered title + escrowRegistered title: Freehold (HGB) through your PT PMA (30 years, extendable 20 and renewable 30), or Hak Sewa if you buy without a company (legal maximum 30 years per grant, renewable with a new term). Transferable and heritable.
Common practice: informal leaseUnregistered private agreement with no guaranteed renewal and limited transferability.
Palm Field: registered title + escrowApproved ahead of construction, with occupancy certification (SLF) enabling legal short-term rental.
Common practice: informal leaseFrequently started without permits or with permits pending, exposed to government closure.
Palm Field: registered title + escrowZoned for tourism / residential use, legally enabled for short-stay rental income.
Common practice: informal leaseOften sited on green or agricultural-protection land (LSD/LP2B), not legally buildable.
Each transfer is formalised before a state-appointed Land Deed Official (PPAT), with a Power of Attorney for the buyer's representative in Indonesia.
The title is registered directly to your PT PMA, or the lease is agreed directly between the landowner and you — no nominee arrangement, no undisclosed intermediary holding title on your behalf.
